Does anyone do anything unique to communicate to the owner which items in the specification have extended correction periods and how long they are? I feel like this could be easily missed and create a situation where owners purchased the extension, but don't know they own it. |

Excellent point! Our software (VisiSpecs) allows us to run custom reports that could easily be customized to find all the "Warranty" requirements and could then be filtered to show anything that is above and beyond the one-year correction period. That information should not only be shared with the Owner but should also be reviewed internally before specifications are issued to determine if all the various warranty requirements are feasible and enforceable. |

We have sometimes incorporated an extended correction period of an additional year for exterior envelope items; it is a supplementary condition or modification to the AIA A201. It is not uncommon to require an 11th month walkthrough of the facility with the Owner and Contractor to elicit potential correction items. This could also be required at the 23rd month for exterior envelope requirements. The question remaining is a clarification of extended coverage from the Contractor's bonding company, as these are requirements of the original construction contract and not warranty requirements.
