pardon me if we've discussed this, but I couldn't find a relevant thread.
we currently discuss O&M Manuals either in project Close-out or in a separate O&M Manual section in Division 01. I've been asked by an architect in the office if it "wouldn't make more sense" to put the O&M submittal requirements in the individual sections rather than in Division 1. I mentioned that the section also includes organization, binding, and the like, all of which are to be done by the GC as is the submittal of the manual.

so my question is this: is anyone out there having problems getting the O&M Manual compiled and submitted? Would it make sense to have a paragraph in Part 1 of each section that is titled "O&M Manual Submittals" that lists the required items?

I may not make any changes to our spec, but I am curious to see what the experience of the group has been.

Anne,

I specify the general requirements of what I would like to see in an O&M manual in Section 01785 - Operations and Maintenance Data. This section says the size, binder type, how organized, etc. Then in each individual section I spell out (if need be) the specific items that I would like to see in that section's O&M manual.

Anne - I have had Owner's request in construction to break it down in sections so that various departments can get the products that are specific to their department with a completely compiled set going to Facilities and Building user specific items going to the user group.

We had the Owner identify what needed to go where and in all cases the GC welcomed the idea because it cut down on his compiling of 6-8 manuals. I had one GC who complied it in PDF form so it was easy for the Owner to search for what they needed. In that case we did not print any manuals they were all presented in CD format with DVDs for the taped operational video requirements.

As we generally provide a complete Operation and maintenance manual for our client on our water and wasterwater projects as a separate fee commission, we identify those itmes we want submitted within the specific specification section, under 'submittals'. In this article we identify specificaaly what is requested. Reference is then made to Section 01330 - Submittal Procedures, for the actual means of making the submittals.

O&M Manuals: Operating and maintenance manuals, with contents as follows, shall be submitted to the Architect/Engineer for review, in accord with Section 017823; A/E will forward to Owner after review:
