Should cleaning of existing toilet rooms for re-use that includes cleaning existing fixtures, toilet partitions, accessories, and finishes, and the only new work is re-painting be specified under 01 74 xx or in Division 02?

If it is conventional cleaning, albeit heavy duty, I'd probably put it in Division 01, but with a clear scope identifying specific spaces, and surfaces to be cleaned. It could be tricky if there are unusual stains or something that would not be cleanable using conventional commercial cleaners. There, specific methods, or results, may need to be indicated.

Louis,

Most recently, I created Section 020100 MAINTENANCE OF EXISTING CONDITIONS for preconstruction interior cleaning. Purpose was to remove "stuff" that could compromise refinishing with new surface applied finishes.

I use Section 017423 FINAL CLEANING for final cleaning.

Repainting is in Section 099000 - Painting and Coating per MPI.

As an aside, painting or repainting of existing substrates is an OFTEN overlooked and forgrotten area by designers.
