Has anyone written a section, presumably Division 1, requiring the Contractor/CM to create a BIM 3-D model, integrating subcontractor models of specific trades, of a project to be submitted to the Owner? Is this a submittal, coordination drawing, a record drawing, or other? What Section number? Anybody willing to share? |

See the new AIA contract documents on this topic. they outline who does what to what level at what stage of the job, complete with a little table etc. Not a bad beginning for these types of documents. |

I have done this, basically substituting it for coordination drawings in the Division 01 Section 013100 Project Management and Coordination. More recently, we are providing the Revit model which contractors are using as the basis for coordinating work and preparing shop drawings, etc. If used as an uber-coordination drawing, I would handle it the same way as 'regular' coordination drawing: an informational submittal. It is definitely not a record drawing unless it is corrected to existing conditions. Remember, though, that unlike a drawing, it is a digital model, so you need to ask for drawings representing the results of the model's clash detection. We've also had contractors do this on their own because they benefit substantially from it. If the contractor is not on board with the idea, you may have problems getting it. |
