Has anyone put the first fire door annual inspection (FDAI) into the project manual? I'm thinking of putting a sample inspection form into the division 08 door hardware section and requiring that the contractor pay for the first inspection before the end of the 12 month warranty period. This is a new code requirement in Massachusetts. Does it make more sense to put this requirement into the division 01 quality control and testing section? Or am I overreaching, and this doesn't really belong in the project manual at all? |

Unless the jurisdiction has adopted the 2009 IBC, the latest edition of NFPA 80 is not applicable. However, the inspection is an annual requirement that is an owner responsibility and not a contractor responsibility. If properly specified, the contractor is required to install the original installation in accordance with NFPA 80, but no inspection report is required upon completion of original installation. Lisa, The great Commonwealth of Massachusetts already requires annual inspections for a wide variety of building use groups that are not limited to inspecting doors. The door industry is very proud of their efforts to require inspections of fire doors, and so it telling its story to anyone who will listen. But if you look at Table 106 of the code, nearly every type of use group besides single family residential is already required to be inspected every one, two or five years, and we don't include anything about that in our project manuals. I think this is simply part of the owner's responsibilities to manage their property, and doesn't require inclusion in the specs. (Interestingly, what happens to a building owner who needs inspection of the entire facility every two years--do they have to have fire doors inspected in the intervening years? Is this really needed?) |

Shouldn't there be a fire door inspection as a requirement for substantial completion? Why not have one before the job is complete? I'd have the GC or owner pay for the first one before the job is complete. Let the owner pay for another inspection in 12 months Is this a code that is being enforced in Mass. or is it just on the books at this time? |
