I have been asked by a client to prepare a set of Bridge Documents, to be used by the Owner to procure Design-Build bids. I have never prepared this type of document. How would it differ from a standard set of specs. How, or if, does Division One apply or get modified? |

Robin, I'm an architect in the QA group for a University on the west coast. Virtually all of our new construction projects are done with design/build and most require bridging documents. The purpose of bridging documents is to illustrate the design intent and criteria for designing and building a facility. Typically the drawings are at the design development level but the specs are more like 80% CD level. The University prepares the Division 01 sections, and we include a detailed section on design criteria. Once the package is complete, it is issued to pre-qualified design/build teams. Bridging documents have been around for years under other names such as Preliminary Project Description or Outline specs or 80% CD level. I have used all at one time as Jim described in his posting. In HI, some projects started with the PPD followed by the Ouline Spec, concluding with the 3-Part sections. Aloha |
