I am looking for an non-asphaltic, fluid-applied below-grade waterproofing compound (for 0 to 8" below grade, so no real hydrostatic pressure involved), for application directly to concrete surface of grade beam. It also needs to be compatible with EIFS and urethane sealant, as it will also extend up to within contact of the EIFS.

If anyone knows of such a product, I would very much appreciate pointing me in the right direction.

Check out the fluid-applied urethane waterproofing products produced by Pacific Polymers International, Inc. (Elasto-Deck, Elasto-Deck 1000, Elasto-Deck 100% Solids and Elasto-Deck 5000).

You could look at UPI Sealant Products. They have a wide range of structural waterproofing systems and offer acrylics, urethanes and epoxies.
