Our project is 4 floors of wood framed multifamily rental units (5A) above a concrete podium, with 8 units below the podium constructed of concrete 1A construction (concrete floor / ceiling and metal stud walls). We are required to pursue the LEED for Homes Mid-Rise Pilot program per our Zoning Approval. As part of the LEED requirements we are to provide adequate detailing of unit compartmentalization for unit to unit, unit to corridor, unit to stair, unit to building envelope for both the wood and metal framed conditions. We are being told by the Owner’s LEED Rater that there are no known published standards addressing unit compartmentalization. Comprehensively, that would include: design checklist, standard detailing, accepted barrier materials list and the like. This is the first LEED for Homes Mid-Rise Project in our Office and thus we have never had to address this matter before. We are seeking guidance from someone that has successfully been through this ill-defined process. |

Tom, Basically, your project will require a blower-door test for each unit. Each unit must be airtight from the exterior, flanking units, corridors, and exit stairs. Detailing contruction assemblies between unit/unit, unit/corridor, etc will require robust details. I have created a spec for ENVIRONMENTAL TABACCO SMOKE (ETS) CONTROL for project in Riyadh SA base on LEED requirements. Saudi men will smoke indoors regardless.
