What gypsum board finish level is required for basic finishes, like Orange Peel or Knockdown? |

Ron, I usually specify Level 4, but this question came from a developer who wishes to cut corners. |

At the end of the day, developer is going to do what HE wants to do...but also attempt to get you to "approve" it too. Get a mockup of what developer wants to do, and let Owner "approve" the mockup, since Owner is also "paying" (or not) for said quality. |

For Multi-family work, we specify Architect approval of mock-ups and Owner approval of work in place: "Prior to finishing gypsum board assemblies in locations indicated on the drawings, Contractor must receive Owner’s approval of work in place. Owner’s representative shall have free access to all work in place and shall inspect said work to verify compliance with the Drawings and Specifications for the project. Approval shall be obtained by visible inspection of the work by Owner’s representative. Contractor is responsible for simulating finished lighting conditions for review of in-place work. Work may not continue without written approval from the Owner. |
