For Owner Furnished Owner Installed items, do my fellow specifiers list those items in the Summary of Work spec section? What if the full scope has not been determined....crazy Florida Multi-Family construction, rush to bid, rush to build.

I remember creating a schedule for these items, just so the Contractor would know not to furnish, install, or provide particular items, BUT might have to provide a rough in, or other such thing for the item to operate. And those items would be placed on the Drawings, too, and coded to correspond with the schedule.

We've done similar to what Lynn states; our experience with OFOI items has been mostly with equipment, such as scientific or medical equipment. Can affect plumbing and electrical rough-ins (in which case power requirements, and plumbing supply and waste requirements, need to be scheduled, and designed for by the engineers of record), or wall-hung equipment needing in-wall blocking and support (which was designed by the engineer of record).

Will the OFOI items affect the contractor's scope of work, eg for kitchen or laundry appliances? If the scope has not been determined, need to coordinate with the owners for assumptions, to give contractor something to bid on. If power, ventilation, etc requirements change later when full scope has been determined by owner, then a change order may be necessary.

Dave, this Developer is being difficult, I asked for a list, received "why does it matter" as an answer, I expect in this project the OFOI work will be burglar alarms, speaker systems, etc,

Explain to the developer that no one wants duplicate items, and that the power needs to be where it is required. OFOI items have to be noted so the Contractor can do the expected work with no surprises or oopses.

Also, Jerry, do the OFCI devices include the associated wiring, cabling, etc in addition to the devices themselves? If no, ie if the contractor is to furnish and install the wiring, the device selection obviously will affect the required wiring--that's why it matters. If the contractor is not going to furnish and install the wiring, then the coordination of wiring installation needs to be coordinated with the contractor's construction schedule and sequencing if the owners wants the wiring to be concealed in walls and ceilings.

Sounds like the owners needs to think this through a bit more.

dave, the Owner is a major player in the industry, if I was to mention their name or even their initials, you would know that this Owner knows exactly what they are doing, games played in Florida are different than in Maryland. The level of arrogance is very high.

Isn't the Responsibility Matrix provided by the Architect? Not familiar with the other document.
