Does anyone have language to insert in a tiling or resilient tile specification addressing dry-fit mock-ups? In other words, an instruction to the Contractor to show a particular pattern for approval where the materials can be taken up easily and used on the project if undamaged.

I am certain I can draft this myself but if someone has done it already, and is willing to share, I would be appreciative of the time saved.

B. Dry-Laid Mockups: Lay out tiles in dry-laid mockups to verify selections made under sample submittals and to demonstrate aesthetic effects and set quality standards for materials and execution.
1. Lay out mockup of each type of ceramic tile installation, utilizing products, materials, including installation accessories and techniques, intended for completed Work.
2. Maintain dry-laid mockups in an undisturbed condition until equivalent areas of the completed Work are approved to serve as [mockups][quality standard of completed Work].

James, MasterSpec has some language for this in their full-length stone tiling section that could easily be cribbed for your purposes.

Thank you, Guest. This is excellent. I didn't even think about stone tiling and this is most appropriate for that.

If you are using ceramic tile, remember that the color of mortar joints can have a big impact on appearance.

Understood about the mortar color, Michael. I think our designers' concern is that the installer 'gets' what the patterns in the drawings should look like when installed. We use some complicated patterns in some of our work. We would, of course, still require sample boards with grout applied for the reason you state.

I also added that ceramic tile in a dry-laid mock-up needs to be placed with spacers the same width as the proposed grout joints to ensure proper alignment.

I've done tile mockups using wet sand to establish patterns. It allows the designer and Installer to tweak the installation on the fly since nothing is bonded. Once the final layout is agreed to and photographed, an area can be installed with mortar and grout and used as the in-place mockup.
